STORY-LINE:The light notes of Nate Maingard's acoustic guitar resonate through a performance space he has all to himself.Under a stained glass skylight on the top floor of the 1950s Art Deco building, South African Maingard is using a venue that's reserved for visiting musicians, painters and creatives of any form.\"It's kind of enabling and inspiring and inviting a collaborative spirit. That people are going to be sitting down there doing their work during the daytime, and chatting about their various projects. So for me I see it as like a node of connection for the global community of artists,\" he says.Mainguard is on the third-floor of a new arts-led social enterprise hotel in north London called Green Rooms that aims to encourage collaborative work in the creative industries.It's being promoted as a creative hub, with communal workspace.The ground level lobby, that's filled with vintage British furniture, is set up as part bar and reception, part restaurant and part lounge. Bookings are in for an ensemble of 36 Japanese performance artists for early next year, who will dress as their favourite popstars in an arts festival in Soho.The hotel will also put on a programme of shows that are free to locals.Founder Nick Hartwright says the idea is to be an enabler of creativity, without any overbearing structures.\"Green Rooms, I hope, is gonna do that, it's gonna be a place where people are coming from overseas to stay in London but also where the people that live here are coming in to and meeting and sharing ideas and chatting and coming up with new brilliant artistic concepts.\" One student group from the Central School of Speech and Drama is holding 'Youtopia' a 'festival of process', providing space and materials for artists and any member of the public to produce art of any medium over a 31 hour period.The students are holding workshops - a 24 hour reading group and a session on art and mental health - and have booked out rooms for performances and installations to stretch through the night.The hotel is building relationships with leading artists institutions including Somerset House, the Royal Court Theatre and The British Council to provide accommodation for visiting players and troubadours.\"Those relationships, those six, eight, ten key arts groups that we have formed relationships with that have said already a year ago or more that if you have this hotel they would definitely be booking people here, those are our corporate market and we're gonna make sure they're happy and build on those relationships,\" says chairman Kurt Bredenbeck, Bredenbeck's previous hotel projects include founding the renowned Hoxton Hotel in east London.\"But we are opening it up to the wider public, you can book online like any hotel, and the concept really is the mix of that.\"The hotel aims to help creative industries that are being priced out of London.Rooms are competitively priced in order that its target market - a sector known to often live hand-to-mouth - can stay in what's billed as one of the world's most creative cities.\"One of the main issues with London is the price of everything,\" says Maingard.\"And it's known as a centre for the arts, but as many artists are aware, making money or having enough money to afford a city like this is really challenging.\"It will now host 12- and 16-bed dormitories - charging Â£18 a spot - and 22 rooms costing up to Â£65 for an en suite double.There will also be two split-level studio apartments on offer for Â£80 per night.\"For me it comes back to that affordability, of providing a place where people can come and practice, a place where people can stay and be, and work and meet other people,\" says Hartwright.\"So, I guess, it's like a home, a home for creatives,\" he says.The dining area and kitchen will host different new and promising chefs, restaurants and street food providers for six months at a time. The space will be provided free of charge although profits from sales will be shared.If needed the outlets will also receive business support to help them grow.It is set in the ornate four floors of Haringey council's former housing office, that was originally built for the North Metropolitan Power and Electricity Company in 1925.Getting the building on a ten year lease from Haringey council was crucial in being able run it at reduced costs.
