Close up grandson''s face\u003cbr/\u003eA housing project in San Francisco enables people to buy an affordable home with an interest-free mortgage.\u003cbr/\u003eThe only catch is that the future home-owners have to help the construction team in building their house.\u003cbr/\u003eSan Francisco is known for its majestic Golden Gate Bridge, its bright blue bay and its quaint Victorian architecture. \u003cbr/\u003eBut many residents of the Bay Area don''t have access to homes like these, and buying a house on a small budget can seem a far-off dream.\u003cbr/\u003eIn Daly City, just south of San Francisco, the Ebora family lives together in a small apartment where garbage cans line the entrance.\u003cbr/\u003eBut soon they will have a house they can call home.\u003cbr/\u003eThe Habitat for Humanity homeowners'' programme, which allowed Ricante Ebora to buy a home at an affordable price with an interest-free mortgage. \u003cbr/\u003e\"The first time that I was chosen to be a candidate for the house, for the Humanity, I was very happy and I didn''t expect that it will happen,\" he says.\u003cbr/\u003eBut it came with a catch: the whole family had to be part of the construction crew.\u003cbr/\u003eWhile Ebora had construction experience, his children did not, and it''s been a challenge for them to learn how to build their own home.\u003cbr/\u003eFor Aiza Ebora, Ricarte Ebora''s daughter, the idea of learning construction skills was daunting at first.\u003cbr/\u003e\"At first I had no idea about construction, and so it was kind of hard, but time passed. I''ve learned, it''s easy for me now, how to nail, doing some stuff with sand. I know it''s pretty hard, but with the help of the other volunteers I''ll make it easy,\" she says.\u003cbr/\u003eNot far from their current home in Daly City, the Ebora''s new home will be one of two new three-bedroom homes being built side-by-side with one other family.\u003cbr/\u003eAiza and her brother can be found once a week doing things like nailing boards into place. \u003cbr/\u003eAlong with the future residents, the construction team consists of scores of volunteers, subcontractors and Habitat for Humanity staff members.\u003cbr/\u003eVolunteer Ann Scherbert came representing her company, Coldwell Banker Real Estate, which supports Habitat with Humanity with yearly volunteer schemes. \u003cbr/\u003eShe says she enjoys working with others while giving back to the community. \u003cbr/\u003eHere she''s measuring the height from the floor of the electrical boxes so that the workers who put the sheetrock on the wall will know where the box is located.\u003cbr/\u003e\"Each time I''ve been here I''ve been involved in something else, sometimes I''m painting, sometimes I''m mixing paint, or concrete, or pouring concrete, or digging holes,\" she says.\u003cbr/\u003eDawn Adams, construction supervisor at the Daly City site, has been with Habitat for Humanity for nine years. \u003cbr/\u003eShe says she loves the opportunity to work with volunteers, who are always happy to be on the site and excited to learn about construction.\u003cbr/\u003e\"We are cooperating with folks who have no professional training in this work and they are contributing their time and you know their hands, their willingness to work hard, and are building the same level of quality homes as anybody else. We comply with all the same codes, we have to pass all the same inspections. The finished product is essentially the same thing that anybody else could build,\" she says.\u003cbr/\u003eAdams is responsible for meeting with the building inspector, who is ensures everything is up to legal standards.\u003cbr/\u003eShe says the scheme helps those at the bottom of the property ladder.\u003cbr/\u003e\"Habitat houses are special because they have a zero interest mortgage, because they have a sweat equity down payment rather than a cash down payment, because they are sold at cost and because costs are kept down still more by working with the volunteers. They''re special in that they create a home ownership opportunity where one never would have existed before,\" she says.\u003cbr/\u003eSweat equity means that the owners are actively involved in the labour of building the house.\u003cbr/\u003eHabitat for Humanity does not set a final sales price on the houses they build.\u003cbr/\u003eInstead, they calculate mortgages to be no more than 30% of the homebuyers'' monthly income at the time of application, and they have a 0% interest rate for the life of the loan.\u003cbr/\u003eAccording to Freddie Mac, the average weekly mortgage interest rate for a 30-year fixed rate mortgage is 4.93 percent as of February 18. (Freddie Mac is a shareholder-owned company created by the government to stabilise the US mortgage market.)\u003cbr/\u003eTo be eligible for a home with Habitat for Humanity, buyers must be first-time homebuyers meeting income requirements.\u003cbr/\u003eFor a five-person family like the Ebora''s, the family''s income must be between $48,850 and $73,260 US Dollars, or 40 to 60 percent of the Area Median Income (AMI).\u003cbr/\u003eIn addition, they require a credit score of 650 or above, at debt-to-income ratio of no more than 45 percent when the cost of the monthly mortgage payment is factored in, a willingness to undertake 500 hours of sweat equity and the completion of the organisation''s homebuyer education program.\u003cbr/\u003eFinished homes like these in Daly City give Habitat for Humanity homebuyers a place they can feel proud of. \u003cbr/\u003eMany have solar panels and are painted in attractive colours. \u003cbr/\u003eMeanwhile, the Ebora family can''t wait to move into their new, spacious house.\u003cbr/\u003eIt will be a welcome change from their tiny two-bedroom apartment which the five family members share.\u003cbr/\u003e\"It''s happened before that we
